BASIX

The cost of a BASIX certificate will vary depending on the complexity of the design, size and type of dwelling. Rather than providing a generic cost, we consider the design for your specific project, that way we provide you with the most affordable cost possible. All our costs include government fees which are being charged by the NSW department of Planning and NatHERS national administrator respectively. Upon payment of our invoice, eCerts will then pay these fees on your behalf, generate, and send you your certificate. Depending on the complexity of your design. we aim to turn your BASIX certificate around in as little as two business days from when quotation is accepted & checklist is completed. We will stipulate in your fee proposal the maximum turnaround completion time. Our team will always do our best to deliver your BASIX certificate sooner than this time. Completion times are also dependent on the availability and accuracy of the information supplied to us by the architect/designer of your building. Upon payment of our invoice, eCerts will then generate your BASIX through the NSW department of planning and email you your certificate, ready for council submission.

We require your architectural plans to determine the complexity of your project in order to provide you with a quote for your BASIX certificate. However, if you are yet to finalise your drawings, a detailed description of your project will be sufficient in the majority of cases.

Generally, we don’t require payment until we send you a draft BASIX certificate. Upon sending you a draft BASIX certificate we will send you an invoice. Once paid we will then generate your BASIX through the NSW department of planning and email you your certificate, ready for council submission. If you have time limitations and wish to proceed quickly then, an invoice can be issued earlier allowing us to generate your certificate without delays in awaiting payment.

We will always do our best to meet your deadlines. Should you have a tight deadline, please state this clearly and we will always be happy to move your project forward. In order to turn over your certificate efficiently, please provide us with accurate plans as well as completing our checklist in a timely manner. If we have all the documentation and answers from your end, we be able to complete your certificate much quicker. We understand the urgency of this matter as BASIX certificates are typically one of the last documents required for any DA submission, so we will always do our best to work with you

Yes, we can always update your BASIX certificate after it has been issued to you. A BASIX certificate is valid for 3 months from the date that we generate it. During this 3-month period the certificate must be submitted to the council or private certifier. If this 3-month period expires and you require us to regenerate the same certificate (assuming there are no changes to your plans) this will be done at no additional cost from our end. Only the fees paid to the NSW department of planning for regenerating the certificate will be charged.

We can always modify your BASIX certificate for you, however depending on the impact of the design change, there will be an amendment fee charged.

Yes, BASIX Certificates are valid for 3-months from the date of issue. In this 3-month period the BASIX certificate needs to be submitted to your council or private certifier. If your lodgment with council/certifier is not finalised within that timeframe your BASIX certificate will expire, and a completely new certificate must be generated and paid to the government again. The previously created NatHERS certificate will still be valid and can be used in the new BASIX certificate, however the fees paid to the NSW department of planning for the expired certificate are not recoverable.

If your construction costs are over $50,000 or if your proposed development includes a pool and/or spa with the combined size of 40,000 liters then you will require a BASIX certificate.

NatHERS

The cost of a NatHERS certificate will vary depending on the complexity of the design, size and type of the dwelling. Rather than providing a generic cost, we consider the design of your specific project, that way we provide you with the most affordable cost possible. All our costs include government fees which are being charged by the NSW department of Planning and NatHERS national administrator respectively. NatHERS certificates are valid for 12 months. If at any point a project needs to be revised or if a certificate expires, there will be a charge for our services long with fees for regenerating the certificate as these costs are not recoverable by the government.

We can always modify your NatHERS certificate for you, however this will incur a fee for our services along with government fees for regenerating the NatHERS certificate, which unfortunately are not recoverable.

We require your architectural plans to determine the complexity of your project in order to provide you with a quote for your NatHERS certificate. However, if you are yet to finalise your drawings, a detailed description of your project will be sufficient in the majority of cases.

We require your:

  1. Architectural plans which clearly state, layouts, name/functions of all rooms, unit numbers, true north
  2. Window schedule clearly outlining dimensions and opening type (Fixed, Sliding, Awning, Double Hung ect)
  3. Completed checklist which will be email to you upon acceptance of our fees

Estimating/Consulting

Generally speaking, a detailed cost estimate is a comprehensive assessment with quantities and associated costs. It is thorough in nature and should be used for a variety of reasons such as budgeting, forecasting, feasibility, keeping costs in line so on and so forth.

A cost summary is a brief categorized breakdown with associated costs for main stages of construction. This is typically required as part of the Development Application (DA) submission by certain councils. We can prepare this for any council.

For a cost summary this can be completed in one to two business days. We will stipulate in your fee proposal the maximum turnaround completion time. Our team will always do our best to deliver your detailed cost estimate sooner than this time. Completion times are also dependent on the availability and accuracy of the information supplied to us by the architect/designer of your building. Upon payment of our invoice, eCerts will then generate your detailed cost estimate report and email you a soft copy.

We can always modify your Detailed Cost Estimate/Cost Summary for you, however this will incur a fee for our services. Minor design changes should have little to no impact on the estimate, however other changes which can seem minor in nature, may require a complete redo of your estimate.
